Privacy Policy

Last updated: June 8, 2026

Landholder.com (“we”, “us”, “our”) takes privacy seriously. This policy explains what we collect, why, who we share it with, and your rights. By using the Service you accept this policy and our Terms of Use.

1. Information We Collect

We collect the following categories of information:

  • Submitted information: property address, acreage, your name, email, phone (if provided), and any messages or notes you include in forms.
  • Account information: if you create a Pro account, we store your email, hashed password, and account preferences.
  • Transaction information: when you purchase a premium report or subscribe to a paid tier, our payment processor (Stripe) handles card details; we receive metadata about the transaction (amount, date, plan, last 4 digits, payment status). We do not store full card numbers.
  • Usage information: IP address (hashed for click attribution), user agent, pages viewed, timestamps, referrer URL, and basic analytics data (collected via Vercel Analytics; no third-party advertising cookies).
  • Assessment data: the results of any assessment you run (parcel coordinates, scoring outputs) are stored linked to your submitted address.

2. How We Use Your Information

  • To operate the Service, generate assessments, and match you to providers.
  • To route your contact details to specific providers you have explicitly or implicitly indicated interest in (e.g., by clicking a quote-request button or unlocking provider matches with your email).
  • To send transactional communications (assessment results, report deliveries, account notices) and, where you opt in, marketing emails.
  • To improve our scoring models, content, and provider directory.
  • To detect, prevent, and respond to fraud, abuse, or violations of our Terms.
  • To comply with legal obligations.

3. Who We Share Information With

We share information only as follows:

  • Providers you request: when you submit a quote request, unlock provider matches, or click an outbound provider link, we share your relevant contact and parcel information with that specific provider so they can follow up.
  • Service vendors who process information on our behalf, including: Vercel (hosting + analytics), Neon Postgres (database hosting), SendGrid (email delivery), Stripe (payment processing), Mapbox (geocoding), and various US federal/state data providers we query for parcel intelligence (USGS, USDA, EIA, US Census, USFWS, FEMA — point-only queries; no personal data shared with these).
  • Legal compliance: when required by law, court order, or to protect our rights, the safety of users, or the integrity of the Service.
  • Business transfers: if Landholder.com is acquired or merges with another entity, your information may transfer subject to this policy.

We do not sell your personal information to third parties for monetary consideration, and we do not share it for cross-context behavioral advertising. Affiliate compensation we receive from providers is based on referrals or transactions, not on the sale of your data.

4. Cookies and Similar Technologies

We use a small set of essential cookies and local storage entries — primarily for login session management (admin and Pro), “email gate unlocked” state, and dismissal of one-time UI elements like the exit-intent modal. We do not use third-party advertising cookies. Vercel Analytics is a privacy-respecting first-party analytics product that does not use cookies for cross-site tracking.

5. Data Retention

We retain submitted information (assessments, leads, account data) for as long as necessary to operate the Service and as required by tax, legal, and audit obligations. Nurture emails collected via exit-intent or email gate are retained until you unsubscribe; we honor unsubscribe requests promptly. You may request earlier deletion (see Section 7).

6. Data Security

We employ commercially reasonable safeguards: HTTPS encryption everywhere, bcrypt password hashing, hashed IP addresses for attribution, role-based access to admin data, and tier-1 service providers (Vercel, Neon, Stripe, SendGrid) for storage and processing. No method of transmission or storage is 100% secure; we cannot guarantee absolute security.

7. Your Rights

Depending on your jurisdiction, you have the following rights:

  • Access: request a copy of the personal information we hold about you.
  • Correction: request correction of inaccurate information.
  • Deletion: request deletion of your personal information (subject to legal retention obligations).
  • Opt-out of marketing: via the unsubscribe link in any email or by emailing privacy@landholder.com.
  • Opt-out of provider sharing: you control this directly by not submitting contact details or quote requests.

To exercise any right, email privacy@landholder.com with your request. We respond within 30 days.

8. California Residents (CCPA / CPRA)

California residents have specific rights under the CCPA and CPRA, including the right to know what personal information is collected, the right to delete, the right to correct, the right to opt out of sale or sharing (we do neither), and the right not to be discriminated against for exercising these rights. To exercise California-specific rights, email privacy@landholder.com with subject “California Privacy Request.” We do not sell or share personal information as those terms are defined in the CCPA/CPRA.

9. CAN-SPAM Compliance

All marketing emails we send include the sender identification, a clear subject line, our physical postal address, and an unsubscribe mechanism honored within 10 business days as required by 15 U.S.C. § 7701 et seq.

10. Do Not Track and Global Privacy Control

Our site honors the Global Privacy Control (GPC) signal where technically feasible. Because we do not track users across third-party sites and do not sell or share personal information for cross-context advertising, the GPC signal does not change most of our behavior — but we will treat it as an opt-out of marketing communications where you submit it together with a known email.

11. Children

The Service is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected such information, please email privacy@landholder.com so we can delete it. Pro accounts require users to be 18 or older.

12. International Visitors

The Service is operated from the United States and is intended for US landowners and providers. By using the Service from outside the US, you consent to the transfer and processing of your information in the US.

13. Changes to This Policy

We may update this policy from time to time. The “Last updated” date above will reflect the latest version. Material changes will be communicated via the Service or email when reasonable. Your continued use after such changes constitutes acceptance.
